Fix Now, Pay When You Sell.

As you start to think about selling your home, you may look at your house a bit differently. Maybe with a more critical eye. In fact, if you're like most people, you have a list of home improvement items that are not started. Or maybe half done.  There are updates you have been meaning to do for years now. But somehow never found the time for.  Or those items that you would do in a heart beat ... if only you had the funds for it.

And now this list of improvements feels overwhelming.  You know you should tackle at least some of it so you can get top dollar when you sell your home. But now you wonder where to start?  And hw to pay for it.  And if making improvements will yield you a return on the sale price of your house.

I've got great news for you!  One of my exclusive partnerships lets me offer you a "Fix and List" program.  And I've organized it so there is no upfront cost to you!  You don't pay until we sell and close your home.

Sounds too good to be true, doesn't it? If you're in the Denver area, you need a top Realtor in who can offer programs that fit your unique selling needs.  This is one of my favorite programs to offer to home sellers and I'm excited to share it with you.

But wait ... there's more!

How does Fix and List Program work?

I'm not a fan of spending money or investing in your home unless we can see a return for you.  We will discuss your home value in it's current state. We will also review the expected sale price if you invested in key improvements.

Together we will decide on any improvement items in your home that would net you a higher sale and a Return on Investment (ROI).  This could include painting, updated flooring, new windows, or a complete kitchen renovation.  Just about any project!   I'll then pull in my partners and they will create an estimate for us.  You and I will then decide which ones might be worth tackling before we list.

If we decide to complete any of these improvements, my partners jump in and provide the contractors and provide project oversight for us.  We just need to step back and let them do the magic.

Once complete, we list your home - now for top dollar - to get you the best return possible.

You only get once chance to make a positive first impression when selling your home.  And sometimes taking on an improvement project can make a big difference in the sale price of your home. The home buyers in Denver are looking for turn key, move-in ready homes.  Especially first-time homebuyers who may not have the funds to support improvement projects above their home mortgage amount.

Attract More Buyers

80% of Americans prefer to buy a move-in-ready home over one that requires updating. Instead of eliminating a huge portion of potential buyers or choosing to sell at a lower price, let me help.

Sell Your Home Faster

Homes that are outdated or in need of repair sit on the market longer. Homes updated sell 50% faster because they appeal to more buyers and typically breeze through inspections, avoiding common delays to closing.

Maximize Your Profit

Let's maximize the seller's ROI on home improvement costs. By making smart home updates before listing, you'll increase your sale price and, more importantly, your net profit from the sale.

I'm guessing you have some questions.  And likely a little disbelief.  Trust me - I was the same!  In this real estate market, it's important to provide solutions.  How can you be considered an experienced Realtor if you just try to sell with the same approach each time?

Let's cover a few FAQ about the program:
