The prospect of transforming a neglected or outdated space into a personalized dream home or a profitable investment opportunity is incredibly enticing. And here in Denver housing market, there are lots of opportunities for sweat equity. However, before embarking on such a project, it's crucial to understand the potential pitfalls and financial implications that come with it. Is a fixer-upper truly a dream project, or could it turn into a money pit?

My own home has been this exact labor-of-love. It's an older home - built in 1962 and over the years I have replaced and remodeled almost every inch of it. It was a stinky, dated, neglected mess but I still fell in love.  I had to create a list and prioritize where I spent money.  But the location and features are perfect now.
